What This Site Is
Probate Value helps executors and personal representatives find professional valuations for probate. When someone dies, the estate's assets — property, house contents, jewellery, vehicles, shares — need to be valued at Open Market Value on the date of death for the Inheritance Tax forms. We explain how that works and, when you send an enquiry, introduce you to up to two independent valuers who cover your area and asset type.
Who Runs It
The site is operated by Known By One LLC, a company registered at 131 Continental Dr, Suite 305, Newark, Delaware 19713, US. It is built and maintained by a small team focused on making the probate valuation process clearer for the people who have to deal with it. How We Make Money
We may receive an introduction fee from a valuer if you instruct them. Sending an enquiry is free and does not commit you to anything, and the valuer's fee for the work is set by the valuer under a contract directly between you and them. This arrangement is disclosed in our Terms, and it does not depend on you accepting a quote or selling any estate asset.
How Valuers Are Vetted
Before introducing a valuer we check for relevant probate and asset-category experience, credentials appropriate to the work (such as RICS membership for property or IRV registration for jewellery), current professional indemnity insurance, and coverage of your area with capacity to take the job. A check is not an endorsement or a guarantee — you should review the valuer's own credentials and terms before instructing them, and HMRC does not approve or certify valuers.
What We Do Not Do
We are not a valuer, surveyor, auctioneer, solicitor, estate agent or tax adviser, and we do not prepare, approve or issue valuation reports. We never buy estate assets ourselves, so we have no interest in the figures a valuer reaches. Introducing executors to valuers is not a regulated activity, so no FCA authorisation applies to this service.
