These terms govern your use of Probate Value and its provider introduction service. The website is operated by Known By One LLC, of 131 Continental Dr, Suite 305, Newark, Delaware 19713, US. By using the site or submitting an enquiry, you agree to these terms.

Our role

Probate Value provides general information and, where a suitable provider is available, may introduce you to up to two independent valuation providers. We are an introducer. We are not the valuer, surveyor, auctioneer, solicitor, estate agent or tax adviser, and we do not prepare, approve or issue valuation reports.

An enquiry is a request for us to check availability. It is not an instruction to carry out a valuation and does not guarantee an introduction, quote, appointment, report or particular response time.

Independent providers

Providers are independent businesses and are not our employees, agents or subcontractors. If a provider contacts you, it is responsible for explaining its credentials, regulatory or professional status, insurance, quote, scope, valuation basis, inspection method, delivery date, terms, privacy practices and complaints process.

You choose whether to instruct a provider. Any contract for valuation work is directly between you and that provider. The provider alone is responsible for performing the work and for the accuracy, completeness and suitability of its report or advice.

We may check information such as identity, relevant experience, professional membership and insurance before an introduction. A check is not an endorsement, certification or guarantee of future performance. You should review the provider's documents and decide whether it meets the estate's needs before instructing it.

Fees and commercial relationships

We do not currently charge consumers to submit an availability enquiry. A provider sets and collects its own fee under its direct contract with you. We may receive an introduction or service fee from a provider if you instruct it; where this applies, we will disclose the arrangement before or at the time of the introduction. That payment does not require you to accept a quote or sell any estate asset through the provider.

Information, not professional advice

Website content is general guidance only. It is not legal, tax, financial or valuation advice and may not fit a particular estate. Rules and official guidance can change. Check current GOV.UK and HMRC material and obtain advice from an appropriately qualified professional where needed.

HMRC does not approve or accredit this website. References to open market value, forms or professional bodies do not mean that HMRC will accept a particular figure or report.

Your responsibilities

  • Be at least 18 and authorised to seek information about the estate or asset.
  • Provide accurate, relevant information and correct material errors promptly.
  • Do not submit unlawful content or another person's information without authority.
  • Review the provider's quote, terms, credentials and insurance before giving an instruction.
  • Keep copies of evidence and take responsibility for estate and tax filings, with professional help where appropriate.

You may withdraw an unshared enquiry by emailing us. If it has already been shared, we will tell the provider about the withdrawal, but you may also need to contact that provider directly.

Availability and changes

The website and introduction service are provided on an availability basis. We may change, suspend or withdraw any part of them, and may decline an enquiry that is incomplete, outside current coverage or unsuitable for the providers then available. We do not promise uninterrupted or error-free access.

Liability

Nothing in these terms excludes or limits liability that cannot lawfully be excluded, including liability for fraud or fraudulent misrepresentation, or for death or personal injury caused by negligence. Nothing affects your mandatory consumer rights.

Subject to that, we are responsible only for loss that is a reasonably foreseeable result of our breach of these terms or failure to use reasonable care and skill in providing the introduction service. We are not responsible for an independent provider's act, omission, quote, inspection, valuation, report, advice, delay or failure to perform its direct contract with you.

We are not responsible for business losses where you use this consumer-facing service for trade or professional purposes, or for loss caused by inaccurate information you provide, events outside our reasonable control, or your failure to obtain professional advice where it was reasonably needed.

Website content and acceptable use

We or our licensors own the website content and branding. You may use it for personal estate-administration reference, but must not copy, scrape, republish, sell or misuse it, interfere with the website, introduce malicious code or attempt unauthorised access. Third-party links are provided for convenience; their operators control those sites.

Privacy

Our Privacy Notice explains how we collect, share and retain personal information, including sharing an enquiry with up to two independent providers solely so they can assess it and contact you about a quote.

Complaints

For a complaint about the introduction service, email contact@probatevalue.co.uk. We will acknowledge it and aim to provide a substantive response within 30 days. Complaints about valuation work should be sent to the provider under its own complaints procedure.

Governing law

These terms are governed by the law of England and Wales. The courts of England and Wales have jurisdiction, except that if you live in Scotland or Northern Ireland you may also bring proceedings in your local courts. Any mandatory rights available to you as a consumer where you live continue to apply.

Changes and contact

We may update these terms as the pilot develops. The terms in force when you submit an enquiry apply to that enquiry. If a material change affects an open enquiry, we will notify you where appropriate.
