Understanding a change between death and sale
A sale price can differ from a probate valuation because of market changes, the property’s condition, the sale terms or the original evidence. This tool helps you examine one part of that question: the area’s market movement.
- Choose the property’s official local authority and closest property type.
- Compare the month of death with the month of sale. Look at a wider area too, since smaller markets can be volatile.
- Keep the downloaded comparison with its source and release date. Discuss the property-specific evidence with your valuer.
HMRC asks for asset values at the date of death. An area index cannot establish that figure for a particular home. See HMRC’s estate valuation guidance.
Transparent calculations
How the historical price calculator works
We use the published, non-seasonally-adjusted UK HPI index for your chosen area and property type. Both dates come from the same release. We display the source’s average-price series separately.

Hypothetical example: an index rising from 100 to 110 is a 10% rise. Applying it to £300,000 gives £330,000. No individual property has been valued by that calculation. Annualised change is shown only for periods of a year or more.
Geography and coverage
English and Welsh local series generally begin in 1995; Scottish series in 2004 and Northern Irish local series in 2005. Some country and regional history extends to 1968. Older observations and Northern Ireland data have quarterly limitations. The controls use each selected series’ actual observations.
Revisions and precision
The publisher normally revises the previous 12 months and can revise older data. Our calculations retain the published index precision and round displayed changes to one decimal. Comparisons pin the data release. We never fill missing observations or forecast unpublished months.
What an average means
The UK HPI models prices to account for the mix of properties sold. Its average is not a simple average of every sale, an asking price or the expected value of your home. Small areas and unusual property types can have fewer transactions and more variable estimates.
What is not included
The calculation does not adjust for inflation, improvements, condition, lease length or ownership shares. It does not identify probate sales, measure a probate discount or calculate Inheritance Tax or Capital Gains Tax. Statistical areas are not postcode or service-coverage boundaries.

Questions about historical house prices
Can I find what my house was worth in a previous year?
You can see how prices changed in its official area and property category, then optionally apply that percentage to a starting value. That is an index-based illustration. It does not account for your home’s condition, improvements, tenure or exact location. A retrospective valuation needs evidence about the particular property at the relevant date.
Can I use this calculator for a probate valuation?
Use it to understand the local market between two dates and to frame questions for a valuer. The output is not a date-of-death valuation or evidence that an existing valuation was correct. HMRC’s guidance asks you to establish asset values at the date of death. The property valuation guide below explains the available routes.
Does the calculator work backwards?
Yes. Choose the earlier and later months, open “Apply the change to a value” and enter a known value. Select “The ending month (work backwards)” to express it at the earlier date. The calculation divides the value by the ending index and multiplies by the starting index. For example, £330,000 × 100 ÷ 110 = £300,000. This is a hypothetical index calculation, not a property valuation.
Why can’t I search by street or postcode?
The UK HPI describes official geographic areas. It does not contain a valuation for each address. Choose the relevant local authority and property type. For individual completed sales, use the official sold-price search linked in Sources. A postal town, council boundary and our service coverage may cover different places.
Why is the latest month earlier than today?
The official index is released after transactions have taken place and been processed. We show the data month and publication date separately. The explorer uses a checked release rather than extrapolating prices into unpublished months. Saved comparisons identify the release used so that later revisions do not silently change their figures.
Can I reuse a chart or the data in an article?
Yes. Download an SVG chart or CSV from your comparison. Each includes the official data attribution; the CSV also includes the source and comparison link. Keep the source, release and limitations with the figures. A link to this page helps readers reproduce the comparison. The underlying data is available under the Open Government Licence v3.0.
